The Perrin is ground-up Class A multifamily by Swiss developer Empira Group — designed from the first drawing for renters, with purpose-built amenities and a single professional leasing operation. Not condo inventory rented out one owner at a time. Corwil Architects designed the tower, with interiors by OTJ Architects.
That distinction matters in Brickell, where most of the 2027 delivery wave is for-sale product. Alongside the 310 residences the tower brings roughly 2,500 square feet of ground-floor retail and a 380-space garage to 244 SW 9th Street, two blocks west of the Metrorail.
Why It Matters
Brickell's 2027 pipeline is overwhelmingly condominium. Purpose-built rentals of this scale are the exception, not the rule.
Miami's densest walkable neighborhood — Brickell City Centre, Mary Brickell Village, the Underline and Metrorail all within reach.

Construction began, backed by a $111.3M construction loan from Goldman Sachs.
The tower reached full height at 26 stories. Facade and interiors follow.

Pricing hasn't been announced. New Class A rentals in Brickell currently lease studios from the mid-$2,000s — we'll email the waitlist real numbers when the leasing office publishes them.
